    Jim Wood, the proud husband of Lori Wood and father of two children, decided to sell the family’s condo in a for sale by owner (FSBO) process. He listed their condo in Southside, but for the next 18 months, the only calls he received were from agents asking to list the home themselves.

    Disappointed, the Woods were forced to rent out the condo while waiting for the home to finally sell. The Woods also became disillusioned by the real estate process. “We were very skeptical about agents and the whole business,” says Jim. “It was the epitome of what I hate about real estate.”

    After a year and a half on the market with no success, Jim finally turned to LIST Birmingham. LIST was able to explain what was wrong with the FSBO model, and why owners have such a difficult time selling homes themselves. LIST was also able to pinpoint a few areas of improvement that would help the listing become more attractive to prospective buyers.

    “LIST was so proactively transparent about the entire process,” says Jim. Convinced to give it a try, the Woods decided to go with LIST’s full-service, flat-fee process.

    Within one month of handing the home over to LIST, the Woods received an offer on their condo. Unfortunately, there were challenges with the transaction, and the deal fell through after the buyer backed out.

    The deal may have fallen through, but Brent and LIST wasn’t finished quite yet. Within two weeks, LIST found a new buyer and presented them with the same precisely-crafted deal that was accepted quickly, without even having to go through another negotiation. The buyer quickly accepted the deal and the condo sold.

    Says Jim, “We had a deal that fell through, and within eight days, we had another buyer interested in deal on the table.”

    Part of the success came from the way with which LIST handled pricing the listing – to make it the most attractive to prospective buyers but to also give the Woods the best possible outcome for their sale. It worked; the condo sold, and the Woods were highly satisfied.

    Adds Jim, “Everything was done above expectations, which was really hard to believe and changed our perspective for sure on using an agent and what you should expect out of an agent.”

    “I’m still amazed,” says Jim. “He really handled everything the right way.”

    Jim said that he will be using LIST for all future home sales and is already recommending the company to all of his friends.
